LAND
- 341 acres, fenced and cross fenced, several wooded areas,
hills and grazing pastures. The top of the ranch is 4700
feet elevation and offers a panoramic view of the
Cascade Mountains and the
Okanogan Highlands with
Mt. Baldy directly to the north, in Canada.
The ranch house is at 4100 feet elevation and looks to the south
towards
Mt. Bonaparte. The ranch is 22 miles east of Oroville,
Washington.
ACCESS - The ranch is at
the end of a maintained county road and offers total
privacy.
RANCH
HOUSE - Is a two story home
with a daylight basement facing south. The main level is 1620 sq.
ft., with three bedrooms and two baths, dining and living rooms,
a large
country kitchen w/pantry, gas range and wood
cookstove. There are thermostatically controlled electric wall
heaters in every room upstairs and down.
The daylight basement
has a 29' x 30' rec room and a 25' x 30' two car garage and
workshop. The rec room has a built in five speaker sound
system, a $2500 pool table and a large Enghlander wood
furnace that keeps the whole house toasty warm all winter.
The garage has two automatic doors. There is also a 10' x 29'
entry room to the basement that has a new Jacuzzi hot tub
and plenty of room for firewood storage, arts and crafts or
to start greenhouse plants in the spring.
The house was built in 1997
with 2x8 stud construction and R-21 insulation in the walls
and R-38 in the ceiling. The house has natural cedar siding
and features knotty pine and ceramic tile throughout the
upstairs. There is a separate 10' x 30' underground cold storage room
with access from the garage area, and a large asphalt
parking area and driveway off the basement level.
GUEST
HOUSE - The guest
house is a new top-of-the-line Oakwood 14' x 70' mobile
home. It is a three bedroom, two bath, all electric, with the
extra insulation and roof package. It has a built-on 12' x
58' wood storage room and a 12' x 14' wood furnace room in
back and a 12' x 20' covered deck in front. There is a
separate garage/workshop next to the guest house.
BARNS
AND OUTBUILDINGS -
There are two barns, one old and one new. The new barn is
50' x 50' metal and pole construction with an additional 12'
x 50' enclosed storage on one side. It has a separate power
panel and a welding station. The old barn has been
completely restored with new roof and foundation. The new
fuel shed has two 300 gallon gas tanks, three 55 gallon
diesel tanks, and two 55 gallon kerosene tanks. The new 10'
x 30' greenhouse is inside a fenced garden area next to the
house. There is an eight sided, partly enclosed, 30' x 30'
campfire/picnic building between the barn and house that we
call the Gazebo. It provides year round outdoor campfire
and party fun. The original ranch granary has been restored
with a new metal roof. The old chicken coop has been
rebuilt with new roof and fenced chicken yard.
WATER
- There are two water sources. One is a 300' well (6"
casing) next to the house with a new submersible pump and
pressure tank. The second source is a new underground,
very large capacity, concrete reservoir dug into a spring
located 1700' up the hill from the house. The
reservoir is 125' elevation above the kittchen sink and
provides gravity fed water with perfect pressure. The
well and pump is only used during very dry winters and the
ranch always has water.
